Houses and their economy

And so the apartment has now been sold. Yes, the magnificent two-floor apartment, located at the top of the old textile factory, complete with spiral staircase and lovely skylights and a huge balcony, along with metal supporting pillars all over has now been sold. It is a mixed pleasure, let me tell you. All the comforts of the city with this entirely unique place to be, soon to be a memory past. About two more months left here. Next destination? Still unknown. 

It's going to be a hectic summer, that's for sure. Today, for instance, we are rolling off to view three-four houses, and that will probably be the theme for the weeks to come. A place big enough for all of us, with space to sulk privately as it were, and located not too close to neighbors where we can sneak off with the dogs, and still not too expensive. Buying a house is perhaps not the most straightforward economical affair. Sure, you must afford the price of the house. There's always a loan, but you can only get a loan for 85% of the worth. The rest you need to put in yourself, as a cash deposit. And for one house here, that sum equals 420 000 SEK. But it doesn't end there. Of course, in other to have a loan with the house as security, you need to have "pantbrev". Those CAN already be lifted on the house, in which case you are lucky (older couples tended to pay off more of their house mortage, making their houses more expensive to buy nowadays. Attaboy, gramps!) They cost a fine percentage of the total loan. And then there's the "lagfart". That's another hefty sum. One is 1,5% of the total worth, the other 2% of the loan, making a total of another perhaps 100 000 SEK to be paid. To that, we add movers, cleaning and all. For me, there is also the matter of my loans. Since I already have loans on the apartment, tied to an interest rate for a couple of years, I would have to pay the bank for the pleasure of paying off the loans. There is the possibility of moving the loans from the apartment to the new house instead, getting around that, but that means buying the house BEFORE selling the apartment. Anyone see a risk around there?
